2025 PROPERTY TAX BILLS WERE DUE DECEMBER 1, 2025
Real and personal property taxes make up approximately 27 percent of the city’s general fund budget. This estimate includes changes in the assessed value of properties, pending appeals and new growth.
The proposed tax increase for a home with a fair market value of $278,600 (median value of owner-occupied housing units in Lilburn from 2019-2023 per U.S. Census Bureau) is approximately $42.79 and the proposed increase for a non-homestead property with a fair market value of $278,600 is approximately $44.80.
Important Notice for Unpaid Property Tax Bills
Unpaid property tax bills are being reviewed and Intent to FIFA notices have been mailed. Georgia Code § 48-3-3 requires that the city notify you that 30 days from the date of the notice an execution (Fi. Fa.) may be issued against you and recorded on the General Execution Docket of the Clerk of Superior Court. This execution gives notice of a lien against your property. Upon the end of the 30-day notice, in addition to the interest accrued to date, a penalty may be added to the account. Fi. Fa. charges and other costs may also be added. Please note that a Fi. Fa. remains in effect for seven years.

2025 Property Tax Information
- The City of Lilburn is responsible for billing, collecting and disbursing city property taxes. The Lilburn City Council approved & adopted a resolution June 14, 2021, that authorized city staff to perform billing and collection services for ad valorem property taxes, streetlight and solid waste fees. At the September 8, 2025 council meeting, a resolution adopting the billing date as on or before October 1, 2025, and the collection due to the City of Lilburn date of said billing as December 1, 2025. Property includes not only real estate but also personal property: boats, airplanes, and business assets. Tax amounts are calculated using values that are determined by the Gwinnett County Tax Assessor’s Office and the millage rate set by the Lilburn City Council (2025= 4.43 mils).
- Real Estate & Personal Property Tax are necessary to fund Police protection and Code Enforcement, repair & maintenance of our park and Public Streets, city Events, maintenance of the city’s buildings, and for the administration of the Lilburn Government.
- Property taxes are the responsibility of the person who owns the property as of January 1st. The exception to this rule is if your closing documents specify otherwise when the property is sold, your closing attorney can confirm this. Any applicable adjustments will be sent to us monthly by the Gwinnett County Tax Assessor’s Office for processing.
- A FIFA, or a tax lien notice, for any unpaid taxes due the previous year as of March 30th will be filed with the Gwinnett County Superior Court. A lien or FiFa is ‘claim, or an encumbrance, or charge on a taxpayer’s property to obtain payment of overdue taxes. Prior to the issuance of a FiFa, you will receive a 30-day notice of intent. This letter will warn you to pay the account in full within 30 days. FIFA’s remain in effect for seven years and may appear on credit reports and adversely affect your credit rating.
- Property Tax notices continue to be mailed out October 1st and due in full by December 1st.

- If you are a new property owner and do not receive a City of Lilburn tax notice by October 1st, call (770) 279-3705 or email taxes@cityoflilburn.com. You should have available the map/parcel number or your property address.
- Cash, debit/credit cards, money orders, eChecks, and checks are accepted.
- Mail checks to the City of Lilburn, 340 Main Street, Lilburn, GA 30047.
- A payment drop box is located at Police Headquarters (4600 Lawrenceville Highway, Lilburn, GA 30047) just inside the front double doors for after-hours payments by CHECK ONLY. (Please enclose the remittance stub to ensure that your account is properly credited.)
- Pay in person during regular business hours (8:30-5:00, Monday-Friday) at 340 Main Street, 1st floor Business Services. Cash, debit/credit cards, money orders and checks are accepted. All debit/credit card transactions incur a 3.5% (or $2.50) minimum transaction fee by a third-party vendor.
- Property lookup and online payments are available for commercial and personal property parcels at https://www.municipalonlinepayments.com/lilburnga. For example, R0000 000 or R0000A000. In addition to a 3.5% transaction fee, a $3.50 fee will be added for online payments. If you choose to pay by eCheck instead, a $5.45 processing fee will be added.
